Top Ten Things to Ask a Home Staging Expert

Hiring a professional home staging company can make a huge difference when it comes to selling your home quickly and for top dollar. But not all stagers are created equal, so it's important to ask the right questions before choosing the right one for your needs.

Hiring a professional home staging company can make a huge difference when it comes to selling your home quickly and for top dollar. But not all stagers are created equal, so it's important to ask the right questions before choosing the right one for your needs. Here are the top ten things you should ask a home stager before making your decision.

1. Can I See Your Portfolio?

A portfolio is a visual representation of a home stager’s work and can give you a sense of their style and versatility. Ask to see photos of homes they’ve staged, paying attention to properties similar to yours in size and design. Look for variety and creativity—each home should feel tailored, not cookie-cutter.

Why it’s important: You want to make sure the stager can showcase your home in a way that appeals to buyers in your area.

2. What Is Your Experience with Homes Like Mine?

Experience matters, especially when it comes to staging homes in different neighborhoods, price points, and styles. Ask if the stager has worked with homes similar to yours, whether it's a cozy condo or a sprawling estate.

Why it’s important: A stager familiar with your type of home will have a better understanding of what buyers expect and how to highlight your home’s best features.

3. Do You Own Your Furniture or Rent It?

Some stagers own their own inventory of furniture, art, and accessories, while others rent pieces from furniture rental companies. Owning furniture allows for more flexibility and control, while renting may increase costs or limit design options.

Why it’s important: Understanding where the furniture comes from can help you gauge costs, timing, and the overall quality of the pieces that will be used in your home.

4. What is Included in Your Staging Package?

Not all staging companies offer the same services, so it’s important to ask what’s included. Will they just stage key rooms like the living room and master bedroom, or will they style the entire home? Also, ask if they provide additional services like photography or minor repairs.

Why it’s important: You’ll want to know what you’re getting for your investment and if it meets your expectations and budget.

5. How Long Does the Staging Process Take?

Timing is key when selling a home, and you’ll want to know how quickly the stager can transform your property. Ask how long the initial setup will take and whether they offer flexible timelines if you need to make a quick sale.

Why it’s important: You don’t want delays in staging to hold up your home’s listing or marketing process.

6. What Are Your Fees and What Do They Cover?

Pricing for home staging varies depending on the size of the property, the amount of furniture needed, and the length of time it’s staged. Be sure to ask for a clear breakdown of fees, including the costs for staging, delivery, setup, and removal.

Why it’s important: Knowing the full scope of costs upfront can help you budget appropriately and avoid any hidden fees.

7. How Long Will the Staging Remain in My Home?

Some stagers offer a set staging period, such as 30 or 60 days, while others may offer more flexible options. Ask how long the furniture and décor will remain in your home and what happens if your home doesn’t sell within that timeframe.

Why it’s important: Understanding the staging timeline can help you plan your sale and ensure that your home continues to show well until it’s sold.

8. How Do You Choose the Design Style for My Home?

It’s important to know how the stager will determine the overall design style and aesthetic for your home. Do they consider the home’s architecture and the target market? Will they incorporate any of your existing furniture or décor?

Why it’s important: A good stager will customize the design to appeal to the specific demographic that’s likely to buy your home, rather than using a one-size-fits-all approach.

9. Do You Work With Real Estate Agents?

Many home stagers work closely with real estate agents to ensure that the staging aligns with the agent’s marketing strategy. Ask if they have experience collaborating with agents and how they will work with yours to maximize your home’s potential.

Why it’s important: Coordination between the stager and agent can lead to a more cohesive marketing strategy and better results.

10. Can You Provide References or Testimonials?

Finally, ask for references or testimonials from previous clients. A reputable stager should be able to provide feedback from homeowners and agents who were pleased with the staging and the results it achieved.

Why it’s important: Hearing from past clients gives you insight into the stager’s reliability, professionalism, and effectiveness in helping homes sell.

The Ultimate Guide to Staging Outdoor Spaces

Outdoor spaces should never be treated as an afterthought. These areas are just as important—if not more so—than the interiors when it comes to making a lasting impression on potential buyers.

The Importance and Impact of Outdoor Staging for California homes

Outdoor spaces should never be treated as an afterthought. These areas are just as important—if not more so—than the interiors when it comes to making a lasting impression on potential buyers. With our amazing weather and breathtaking landscapes, today’s high-end home buyers expect properties that seamlessly connect indoor and outdoor living, creating a cohesive, livable environment.

Whether it’s a stunning beachfront property, a peaceful hillside retreat, or a desert oasis, outdoor areas are a vital extension of the home. Staging these spaces is essential for elevating the overall experience and showing buyers how they can fully enjoy their investment. Outdoor staging is about more than arranging furniture—it’s about embracing the distinctive qualities of each property and showcasing how it can be maximized to its full potential. Let’s explore how thoughtful outdoor staging can transform the appeal of your home and help buyers envision the lifestyle they desire.

1. Curb Appeal: A Welcoming First Impression in the Front Yard

The front yard is the first thing potential buyers will see, so it’s crucial to make this space feel welcoming and inviting. A beautifully staged front yard conveys luxury and attention to detail from the outset, setting the tone for the rest of the home.

Staging the front yard might include:

  • The addition of stylish outdoor furniture, such as benches or chairs, to create a welcoming seating area.

  • Lush plants and carefully placed decorative accessories that enhance the home’s entryway.

  • Upscale lighting fixtures that highlight the architectural details and guide guests toward the front door.

Why it matters: In luxury real estate, the front yard should create an immediate emotional connection. A well-staged front yard can evoke feelings of comfort and sophistication, setting the stage for the home tour. With the right outdoor furniture, plants, and accessories, you can make this space feel like a serene yet inviting introduction to the home.

2. Embracing the Uniqueness of the Property

Each luxury home is unique, and outdoor spaces should be staged to highlight the distinct qualities of the property. Whether your home lends itself to a private retreat, has sweeping views, or is designed for large gatherings, staging should amplify these features.

  • Private retreats: If your home is a quiet sanctuary, staging should focus on creating intimate, peaceful areas where buyers can relax and unwind. Think secluded seating areas surrounded by lush greenery or a quiet garden nook designed for contemplation.

  • Taking advantage of views: Properties with panoramic views of the ocean, mountains, or city skyline should highlight those vistas. Arrange seating to face the view, set up outdoor dining areas where buyers can imagine enjoying sunsets, and add subtle lighting to enhance the scene.

  • Large gathering spaces: Homes that are ideal for entertaining should have staged outdoor spaces designed for socializing. Whether it’s a backyard with a firepit and expansive seating or a patio with a full outdoor kitchen, these spaces should inspire buyers to envision hosting large gatherings.

Why it matters: Staging outdoor spaces to reflect the home’s unique qualities not only adds value but also allows buyers to connect emotionally with the lifestyle the property offers. Whether it’s a private retreat or an entertainer’s dream, emphasizing these distinctive characteristics is key to attracting luxury buyers.

3. Backyard: A Private Oasis for Relaxation and Entertainment

The backyard of a luxury home is often the heart of outdoor living. It should feel like a private oasis where homeowners can relax, entertain guests, and enjoy the beautiful California weather. Staging the backyard to maximize its functionality and appeal is crucial for attracting high-end buyers.

Elements of effective backyard staging include:

  • Comfortable and luxurious outdoor seating, such as sectionals, daybeds, and lounges.

  • A resort-style pool area staged with high-end poolside furniture, umbrellas, and towels.

  • Thoughtful landscaping to provide privacy, such as mature trees, hedges, or well-placed screens.

  • Outdoor dining areas complete with elegant tablescapes that suggest leisurely al fresco meals.

Why it matters: Buyers of luxury homes are looking for more than just a functional backyard—they want a space that feels like a high-end retreat. Staging a backyard to reflect this, whether it’s a peaceful sanctuary or an entertainment hub, helps buyers imagine themselves living in the space.

4. Indoor/Outdoor Living: A Signature of California Luxury

One of the most attractive features of luxury homes is the seamless integration of indoor and outdoor living spaces. These areas extend the livable square footage of the home and create fluidity between inside and outside. For luxury buyers, this kind of design represents the ultimate in California living. However, to truly enhance this feature, outdoor staging must be carefully curated to complement the home's architecture and interior styling. Whether it's a sleek, modern design or a warm, Mediterranean-style villa, the outdoor furnishings, décor, and landscaping should reflect and harmonize with the home's overall aesthetic. The right staging will blend the exterior and interior seamlessly, creating a cohesive flow that accentuates the home’s unique character while elevating the lifestyle experience it offers.

Staging indoor/outdoor areas should focus on:

  • Creating continuity between the interior design and outdoor areas through complementary furniture and décor.

  • Setting up inviting seating areas, complete with plush cushions, outdoor rugs, and accent tables.

  • Designing outdoor kitchens or entertainment spaces with upscale appliances, bars, and dining setups.

Why it matters: Luxury home buyers expect their outdoor spaces to function as extensions of their indoor living areas. Staging these spaces to flow seamlessly from one to the other creates a sense of unity and elevates the overall lifestyle appeal of the property.

5. Private Retreats: Extending the Primary Suite Outdoors

The primary suite is often the crown jewel of a luxury home, and staging should extend beyond the bedroom’s four walls. If the bedroom opens onto a patio or balcony, these spaces should be staged to offer a serene, private retreat for homeowners.

Staging outdoor areas connected to the bedroom can include:

  • Cozy seating areas with loungers or bistro tables for morning coffee or quiet relaxation.

  • Outdoor fireplaces or heaters to create a year-round retreat.

  • Thoughtful lighting and privacy features, such as curtains or screens, to make the space feel intimate and secluded.

Why it matters: Buyers of luxury homes expect the primary suite to offer more than just a place to sleep—they want it to be a sanctuary. Extending the living space outdoors through a well-staged patio or balcony adds to the luxury and allure of the home, making the bedroom feel like a personal retreat.

6. Highlighting Social Spaces for Entertaining

Outdoor spaces aren’t just for quiet relaxation—they’re also for entertaining. Whether your property has a spacious patio, outdoor kitchen, or pool area, these social spaces should be staged to inspire visions of lively gatherings.

Key elements of staging for social spaces include:

  • Setting up fire pits surrounded by upscale seating to create a cozy, social atmosphere.

  • Designing outdoor dining areas with elegant table settings and luxurious chairs.

  • Highlighting entertainment features like outdoor bars, game areas, or poolside lounges.

Why it matters: Luxury buyers are often looking for homes that allow them to entertain in style. Staging social spaces that reflect the potential for lively gatherings can make a lasting impression on buyers who prioritize this lifestyle.

7. Accessory Dwelling Units: The Luxury of Extra Space

Accessory dwelling units (ADUs) have become a sought-after feature, offering buyers additional space for guests, home offices, or rental income. Properly staging the ADU is essential to showcasing its versatility and value.

Consider staging as:

  • A high-end guest retreat, complete with a cozy living area, upscale bedding, and elegant décor.

  • A fully functional home office or studio, equipped with sophisticated furniture and ample storage.

  • A rental unit that feels like a luxurious escape, with thoughtfully designed finishes and fixtures.

Why it matters: Buyers will see the ADU as an added luxury, but only if it’s staged to reflect its full potential. Whether used for guests or as an income-generating property, a beautifully staged ADU enhances the overall value and appeal of the home.

Conclusion

Outdoor spaces are a defining feature of California luxury homes, and staging these areas is essential to showcase the full lifestyle potential of the property. Whether it's a welcoming front yard, a serene backyard retreat, an entertainer’s dream patio, or a private bedroom balcony, the outdoor spaces of a luxury home must be staged with the same attention to detail as the interior.

Incorporating upscale furnishings, embracing the uniqueness of the property, and highlighting views or social areas can make all the difference in attracting luxury buyers. Ultimately, well-staged outdoor spaces allow potential buyers to visualize the sophisticated, effortless California lifestyle they’re seeking—one that blends beauty, comfort, and functionality both inside and out.

How to Find the Best Staging Company in Southern California

With so many staging companies to choose from, how do you find the right one for your home? Here's a guide to help you choose the best home staging company in Southern California.

Home staging is an essential part of selling homes quickly and for top dollar, particularly in competitive markets like Southern California. Whether you’re listing a coastal retreat in Santa Monica or a contemporary loft in downtown Los Angeles, well-executed staging can transform your property and leave a lasting impression on potential buyers. But with so many staging companies to choose from, how do you find the right one for your home? Here's a guide to help you choose the best home staging company in Southern California.

Start with Their Portfolio

The portfolio of a home staging company should be one of your first considerations. A quality portfolio not only highlights the company’s previous work, but it also demonstrates their range and ability to customize staging solutions for different types of properties. Take time to explore their galleries to see if their aesthetic aligns with the vibe of your home, and ensure that they have the creative flexibility to stage a variety of architectural styles—whether modern, traditional, or something in between.

A top-tier staging company will offer more than just basic furniture arrangements. The best stagers go beyond cookie-cutter setups and introduce unique appointments, custom décor, and art pieces that bring a property to life. They skillfully incorporate furnishings, wall art, decorative accents, and statement pieces that feel curated for the space—not as if they were plucked from a furniture store catalog. Everything from the couches to the coffee table books should feel intentional and carefully selected to highlight the property’s features.

Alignments takes pride in creating one-of-a-kind interiors with pieces that are unique to each property. From custom wall art and eclectic furniture to subtle, high-end decorative touches, their work ensures each home looks polished and personalized, making it more appealing to discerning buyers. Review project portfolio.

Get Referrals and Read Reviews

Once you’ve examined the portfolios of a few companies, get referrals from trusted sources. Real estate agents, friends, and colleagues who have recently sold homes are excellent resources for finding a reputable staging company. Real estate professionals, in particular, often work closely with stagers and can provide insight into who delivers the best results.

In addition to personal recommendations, be sure to check online reviews on platforms like Yelp and Houzz. Look for companies with consistently positive feedback, especially for homes similar in style to yours. Pay attention to customer service and professionalism, as well as the quality of the staging.

Consider Their Experience and Market Knowledge

Southern California’s real estate market is diverse, with different areas attracting different types of buyers. A company that has been staging homes in your specific region (whether it’s Beverly Hills, Pasadena, or Laguna Beach) will have a better understanding of what local buyers are looking for.

The best home staging companies know how to position a property to meet the tastes and expectations of buyers in each unique neighborhood. Look for companies that have several years of experience in the Southern California market and can provide specific examples of success stories.

Evaluate Their Staging OPTIONS

Every home is different, and so are its staging needs. The best home staging companies will offer a variety of staging options to fit your property’s unique requirements. Whether you need partial staging to enhance existing furnishings or full-scale staging for an empty home, the company should be able to create a package that aligns with your budget and goals.

For example, Alignments Home Staging offers customizable packages for homes of all sizes and conditions. They can design everything from a simple refresh for a smaller home to a comprehensive luxury staging experience for a high-end property.

Assess Their Inventory and Resources

A great home stager doesn’t just have an eye for design—they also have access to a robust inventory of high-quality furniture, art, and accessories. The best staging companies have their own stock of furnishings, allowing them to create a truly custom look for each property. Having a diverse and upscale inventory is key to creating that curated, high-end feel that resonates with buyers.

Beware of companies that rely too heavily on rented or cookie-cutter furniture from third-party vendors, as this can lead to delays, additional costs, or a generic appearance. Alignments Home Staging, for example, has a vast collection of stylish, high-quality pieces that they own and can easily match to the needs of your home. This not only ensures a cohesive design but also guarantees flexibility and efficiency in their work.

Look for Transparent Pricing

While price shouldn’t be your only consideration, it’s essential to choose a home staging company that offers transparent and fair pricing. You should be able to get a clear, detailed estimate that outlines the scope of work, rental period for furnishings, and any additional costs like delivery or installation.

Be wary of vague or hidden fees—make sure to ask for a breakdown of costs so you know exactly what you're paying for. Alignments Home Staging is known for offering clear and upfront pricing, helping homeowners make informed decisions about their staging investment.

Check Their Customer Service

Communication and reliability are key when working with a staging company. From the initial consultation through to the final setup, you want a company that will be responsive, meet deadlines, and ensure everything runs smoothly.

Top companies prioritize great customer service and will keep you updated throughout the process. They’ll make sure the project runs efficiently so you can focus on getting your home listed on the market. Alignments Home Staging is known for its outstanding customer service, ensuring that clients have a hassle-free experience from start to finish.

Review Their Track Record of Success

Ultimately, you want to hire a staging company with a proven track record of success. Ask about the company’s previous clients, and request examples of how their staging efforts have positively impacted the sale of homes. Some companies can provide testimonials, case studies, or statistics that show how quickly homes sold after being staged and whether they achieved higher-than-expected offers.

Companies like Alignments Home Staging boast a strong history of delivering excellent results. Homes they stage consistently sell faster and at higher prices, providing homeowners with a significant return on their investment.

Conclusion

Finding the best home staging company in Southern California doesn’t have to be daunting. Start by reviewing portfolios to find a company that offers custom, curated solutions that go beyond standard furnishings. Then, consider referrals, reviews, experience, and pricing transparency to ensure you’re making the best choice for your property.

If you’re seeking a company that offers personalized staging with unique and high-quality furnishings, Alignments is a trusted name in the Southern California market. Their portfolio reflects an unmatched attention to detail, transforming homes into works of art that attract buyers. Get a free project estimate to start your staging journey.

Eastside Costa Mesa home ‘sets a new bar,’ sells for $4.3 million

The house received six offers from mostly out-of-towners

Sandra Barrera | March 7, 2024

A reimagined Costa Mesa house within walking distance of the 17th Street Promenade has sold for an all-time record of $4.3 million. “This sets a new bar in terms of Eastside Costa Mesa being a luxury market,” said Bernice DeVries of Kastell Real Estate Group who represented the seller.

Publicized as That House on 18th, the 3,220-square-foot modern residence has five bedrooms and five bathrooms between the main house and a detached ADU. Records indicate that a 1940s ranch-style home on this lot was sold to developer Chris Elliott through an LLC for $1.75 million in September 2022.

Elliott and his wife, Lindsay, run Apogee Custom Homes. The couple purchases older homes, takes them down to the studs and rebuilds them to sell. This house took 14 months to complete.

It hit the market for $3.995 million on Jan. 29 and sold for 5% more than a larger Hamptons-style custom build with pool on nearby Walnut Street, which fetched $4.1 million in May 2023.

“We didn’t even do a second week of open houses,” said Elliott, who admits he went into the listing process hoping to get at least the asking price. “I was shocked. I didn’t really think it would go ($305,000) over asking.”
